Background of Jui Residences

Malaysia-listed developer Selangor Dredging purchased this freehold site on 1177 Serangoon Road from National Aerated Water Company for $47 million. There was an additional $22.66 million payable in estimated development charges to intensify land use from an industrial to residential purpose, The total outlay translates to $785 psf per plot ratio. The site, which is along the Kallang River, has a land area of 31,705 sq ft and an allowable gross floor area of 88,775 sq ft based on a plot ratio of 2.8. It could potentially yield 117 apartments averaging 70 sq m (about 754 sq ft) each.

The plot has a two-storey art-deco-styled industrial building on the site. National Aerated Water Company, which was known for its distributorship of soda pops such as Sinalco and Kickapoo Joy Juice, operated a bottled soft drinks factory there until operations ceased in the 1990s.  This main building of the former National Aerated Water Factory has been gazetted for conservation, as announced by Singapore’s Urban Redevelopment Authority (URA). The two-storey, L-shaped, Art Deco-style building was completed in 1954 and is historically significant as a familiar landmark along the Kallang River. It also holds fond memories for Singaporeans for the popular soft drinks it produced from 1950s to 1990s. The conserved building will be kept fenceless along the main road and the river.

The conserved building, including a signage tower, will be integrated into a new residential development. One corner of the building and internal floors will require reconstruction to allow vehicular access to the rear of the site.
