Comparative Market Analysis with recent launches

In this comparison, we shall be comparing Margaret Ville with recent new launches near Queenstown MRT, namely Queens Peak and Commonwealth Towers. At the point of writing, Commonwealth Towers is already fully sold and Queens Peak is approximately 90% sold.

 

Connectivity

In terms of connectivity, Margaret Ville is 650m from Queenstown MRT station, which is further compared to Queens Peak (150m via link bridge) and Commonwealth Towers (150m via link bridge). However, it enjoys the same bus services that provides direct transport to work (CBD, One-North and Mapletree Business City)  and lifestyle clusters (Holland Village, Orchard and Marina Boulevard).

Surroundings

In terms of surroundings, Margaret Ville is next to Queenstown Secondary School and opposite 2 churches (The Fisherman of Christ Fellowshop and Church of Our Saviour). The Queenstown Community Centre and Queenstown polyclinic would also be opposite Margaret Ville.

In contrast, Commonwealth Towers would be next to Queens Peak, Queenstown MRT station and the Alexandra Canal & Linear Park. Beyond the Alexandra Canal & Linear Park would be the upcoming high rise HDB estate (Dawson site B), which is 45 storeys high. For Queens Peak, it will also be next to Commonwealth Towers, Queenstown MRT station and the Church of the Good Shepherd. Beyond the Alexandra Canal & Linear Park, would be the Queenstown Primary School and existing HDB estate at Strathmore Avenue.

All the 3 projects are within walking distance to the new HDB estate in Dawson which would comprise Dawson Hawker Centre and new commercial shops for the convenience of the residents. The Queenstown Public Library would also be close walking distance to all three projects.

 

Unit Distribution
In comparison with the other projects, Margaret Ville is the smallest project with only 309 units, which would mean sharing of communal space with lesser residents.

In terms of unit types available, Margaret Ville offers a 2BR with study layout, which is not found in Queens Peak and Commonwealth Towers. In terms of size, Margaret Ville offers the largest 1BR with study layout. However, 2BR, 3BR and 4BR units are comparatively smaller than Queens Peak and Commonwealth Towers.

In terms of floor distribution, each floor of  Margaret Ville would usually comprise 8 units of various unit types from 1BR to 4BR evenly distributed up to 40 storeys high. Commonwealth Towers follow a similar pattern, with 1BR  to 4BR evenly distributed up to 44 storeys high. In contrast, Queens Peak is more unique. 1BR units, 2BR units and the smallest 3BR units can only be found from the 8th floor to 26th floor. The larger 3BR units, 4BR and 5BR units can only be found from 28th floor onwards. As a result of such floor distribution, this could also mean a shortage of supply of 2BR units from 28 floors onwards as well as 3BR and 4BR units below 28 floors.

In terms of carpark distribution, Margaret Ville follows the footsteps of Queens Peak, providing carpark lots for only 80% of the units. This is based on the assumption that approximately 20% of the units would be tenanted and tenants do not possess their own vehicle (since there is public transportation nearby).

Besides these new developments, there are also older condominiums such as The Anchorage (Freehold, TOP 1997), Queens (99 years, TOP 2002) and Alexis (Freehold, TOP 2012).

Future developments around Margaret Ville

There would be a new HDB estate in Dawson, namely Site A (SkyResidence @ Dawson) and Site B (SkyOasis @ Dawson). which would comprise Dawson Hawker Centre and commercial shop units (conservation of the former Commonwealth Avenue Wet Market) . By the time Margaret Ville is completed, residents would get  to enjoy the amenities of this new estate. It is also within walking distance to the Queenstown Public Library, which the oldest library branch still standing in Singapore and is also conserved by the National Heritage Board.

In future, there would also be a commercial development near Queenstown MRT, as evidenced in the URA masterplan.

According to the URA masterplan, there would also be new residential estates in the vicinity. The area with gross plot ratio of 2.1 is now empty land, which would mean that the maximum height of the buildings would only be 24 storeys high, lower than Margaret Ville which would be 40 storeys high. The area with gross plot ratio of 3.0 is currently occupied by the HDB terrace estate along Stirling Road, with possible redevelopment to high rise residential estate in the future. Other nearby plots are still subject to detailed planning but it would be residential and further away from the Queenstown MRT station.

From URA masterplan, there are also 2 reserve sites nearby. One of them is currently occupied by the Margaret Drive Dormitory while the other is even larger, currently occupied by MDIS Stirling Road campus. Reserve sites could mean future redevelopment for more amenities in future.

With such future developments going on, this would mean that there could possibly be more amenities for residents of Margaret Ville and be one of the first movers of this upcoming residential estate.
